OverviewTHE CLUBS OF CORDILLERA RANCH is the core amenity to one of the most successful master planned communities in Texas, Cordillera Ranch. This 9,000 plus acre oasis in the Texas Hill Country is anchored by one of the top-ranked golf courses in Texas, a Jack Nicklaus Signature Course which opened in 2006. The Club also earned the prestigious honor of "Golf Course of the Year" by the National Golf Course Owners Association in 2014.
The Clubs of Cordillera Ranch is very unique in that it offers more than the traditional Club; in fact we call it seven clubs with one membership: Golf Club, Social Club, Fitness and Spa, Rod and Gun Club, River Club, Equestrian Club and Tennis and Swim
Club. The success of the Club during its 19-year history of operations can be evidenced by the consistent year-over-year net membership gain every year since inception, even during the worst years of the recession in 2008, 2009 and 2010. Further, we've achieved membership growth without ever reducing initiation deposits (currently $90,000 for Golf) or monthly dues (currently $1,300 for Golf), a testament to the commitment to succeed by delivering an exceptional product, as opposed to discounting the product. The Club currently has over 850 active Members, including 450 Golf Members.
The Club has grown NOI every single year since inception and is a profitable operation with no third-party debt on the facilities. Otherwise, the 40,000 square foot Clubhouse, 20 golf holes, equestrian facilities, Outfitter Center, 10-station sporting clays course, tennis and swim facilities are fully paid off. The Club boasts 2 luxurious Lodge units near the clubhouse for short-term rental. The Elmax offers (4) Deluxe Suites and (2) Deluxe Rooms while the George offers (4) Deluxe Rooms and a Common Room with a full kitchen and living room. The operation of these Lodges is under the management of the Membership and Lodging Director who reports to the GM. Long-term, the developer has plans for a total of 40+ rooms; however, these rentals can only be accessed by Club Members, their guests and Member prospects in order to preserve the exclusivity of Cordillera Ranch.
The Community
Cordillera Ranch is a master planned community of low density development spanning 12 miles across and bordered on the north by roughly five miles of the Guadalupe River. The residential lot development was started in 1997 by DH Investment Company (DHI) and after several years of success in selling estate home sites, DHI added the private club amenities from 2006 through 2009. Over 1,500 home sites have been developed and sold to date and another 1,200+ or more are planned for the years ahead. Lots average approximately $500k and homes over $2MM, with a range of $1MM to $5MM+. Given the close proximity to San Antonio (20 minutes north of La Cantera and The Rim shopping area), great school district (Boerne ISD is highly regarded throughout the state) and diverse array of amenities, Cordillera is mostly a primary residence community (though many have second homes elsewhere.)
The Developer/Owner
Unique for a development with this scale and history, Cordillera Ranch has been under the same ownership and management for its entire 25+ year history. The Clubs of Cordillera Ranch is still owned by the original developer and because of its importance as an amenity to real estate sales, there are no intentions to relinquish control of the Club at this time. This stable history has not only resulted in consistency in the vision for the community and the club, but also highlights the financial discipline of the developer, DHI, in successfully managing the real estate development and Club through challenging economic cycles. The conservative philosophy of the tightly-held ownership of the Club provides a singular point of reporting for the General Manager-there are no committees to whom the GM report
Position Description
As a member of the Golf Management Team, the Director of Golf will oversee the total golf operation and services offered including the golf shop, golf range, golf services areas and golf car operation including supervision of the head golf professional. The position will promote an exceptional "golf experience," and provide excellent services and programs for all patrons.
Experience Required
∙ Three to five years Head Professional experience of private golf properties ∙ Class "A" PGA Member
∙ Excellent communications skills
∙ Able to motivate team to provide best-in-class customer service
Essential Responsibilities
∙ Oversee the management and performance of all Golf Shop and applicable department operations and services; assure high standards and total customer satisfaction
∙ Establish golf shop operations personnel policies and ensure proper hiring, training, supervising, personal development and corrective action in accordance with fair labor standards, safety and established policy
∙ Oversee the development of operating procedures and training manuals for the golf operation
∙ Oversee and manage the Head Golf Professional and all golf department staff
∙ Schedules and chairs regular staff meetings focused on customers, operations, revenue growth, cost containment and continuous improvement
∙ Develop/coordinate the development of annual business plans for the golf operation
∙ Coordinate and ensure all written correspondence, reporting, newsletters, and communications for the golf operation
∙ Coordinate plans with the Food and Beverage Manager for all food and beverage needs, on-course food and beverage needs, banquets, outside events, and catering for all golf functions
∙ Meet, greet, and welcome members, prospective members and guests
∙ Enforce all rules and regulations governing golf course usage
∙ Develop and oversee an innovative tournament schedule and golf activities program that services all member segments
∙ Develop and oversee golf instruction, clinics, golf schools, and player development programs for all customer segments
∙ Develop and oversee a profitable merchandise concession that is consistent with customer/patron demographics and needs, working alongside the Club's buyer
∙ Oversee golf marketing initiatives including all promotional materials, play recruitment, golf packages, and outside events
∙ Oversee all fiscal areas and performance for the golf operations including planning, budgeting, forecasting, monitoring, and correction
∙ Establish sales goals and forecasts for all golf programs and services; generate, monitor and analyze reports
∙ Maintain a close working relationship with the Director of Agronomy and other department heads
∙ Play golf with members, guests and prospective members of all skill levels as time and duties permit
∙ Oversee and enforce golf shop operations policies, procedures, controls, and fee structures to ensure the safekeeping of assets, inventory and resources
