Description
The Portfolio Analyst will be responsible for supporting the two portfolio managers, the deputy portfolio manager, and the rest of the portfolio management team in all aspects of portfolio management of both the General Account portfolio and the Madison Core Property Fund portfolio. These two commercial real estate private equity portfolios combined consist of direct investments in approximately 175 assets located throughout the U.S., primarily core assets in the property types of industrial, office, self-storage, residential, and retail. There is also limited exposure to non-core assets, preferred equity investments, and debt investments. Assisting in the procurement of real estate loans from lenders is also a key part of the role. Role is hybrid, with the opportunity to work from home on Fridays. This position is eligible for a discretionary bonus.
Requirements
QUALIFICATIONS, SKILLS, AND ATTRIBUTES
- Bachelor’s degree, preferably in an investment- or quantitatively oriented discipline
- CFA Level 1 (or higher) or MBA strongly preferred
- 2-4 years of investment experience in private equity commercial real estate. Only 1 year of experience may suffice for the candidate who is otherwise highly qualified
- Solid understanding of investment theory and quantitative methods
- Strong working knowledge of Excel
- Experience working with discounted cash flow models (typically in ARGUS Enterprise or Excel), with a willingness to become proficient at ARGUS Enterprise
- Experience procuring and managing commercial real estate debt preferred
- Ability to write quickly and effectively, with a strong grasp of grammar, syntax, and style, for both internal and external audiences
- Attention to detail
- Ability to analyze and summarize large amounts of information, identifying key components and making informed estimates where needed
- Ability to effectively work with others, including senior management and various individuals in asset management, acquisitions, accounting, research, legal, and IT departments
- Ability and comfort in making oral presentations
- Ability to work independently, and prioritize decisions and tasks that will be most impactful for the organization and team
- Advanced Excel proficiency with AI enhanced optimization experience a plus. Expertise in Excel's advanced functions, with ability to use AI tools to generate or refine complex formulas a plus. Experience with Excel Power Query a big plus.
KEY ROLE RESPONSIBILITIES
- Efficiently and accurately complete detailed consultant and investor requests for quantitative information
- Develop the ability to quickly form a buy/hold/sell opinion, and justify it, based on the evidence at hand, including an asset’s discounted cash flow model, the submarket and its outlook, and other factors
- Perform research about the economy, local and national real estate markets, and existing and potential investments
- Participate in discussions about portfolio management and investment strategy
- Participate (and occasionally present) in presentations to consultants, prospective investors, and the New York Life real estate investment committee
- Occasionally travel for property visits and real estate conferences
- Support the portfolio management team in producing cash flows and other financial projections
- Find ways to streamline or automate various data-intensive analyses, including performance attribution and the ranking of potential investment markets
- Work collaboratively with others across various departments to provide support or guidance, or to obtain needed information
